Booking Terms and Conditions

When you make a reservation with us, you accept our Terms and Conditions as set out below and those that are set by any online service that you may have used to make a reservation.

CANCELLATION POLICY
Please read our Cancellation Policy before making your reservation.

PRICES
We reserve the right to change our rates at any time. The rates of reservations made prior to any change will be honoured except where the changes are as a result of errors or omissions.

PAYMENTS
Should you wish to pay for extra items by direct bank transfer, please use our bank details below. It is important that you include your last name as the reference for your payment so that we can match it to your booking.

RESERVATIONS AND DEPOSITS
In order to secure a reservation using this website, a valid debit, credit card or gift certificate code must be provided at the time of reservation.
The equivalent of no less than 1 night's stay is required at the time of booking.
The full balance of your reservation must be received no later than 10 days before your check-in date. Reminders may not be sent. We reserve the right to cancel your booking and retain your deposit if we have not received cleared funds for the full amount of your booking by this time.

USE OF GIFT CERTIFICATES
Gift certificates may be offered from time to time and should be used within 12 months of purchase. Proof of purchase of a gift certificate using the unique code shown on the certificate is required to make a reservation by gift certificate. Our standard cancellation policy will apply once we have accepted a reservation, but no cash refunds will be made against unused gift certificates or portions thereof.

CHILDREN
At least one responsible adult must occupy Briars Hut.
​
OCCUPANTS
A list of guests is required at least 3 days in advance of check-in (full names and ages if under 18). NO ADDITIONAL GUESTS may visit/stay unless requested in advance and accepted by the host.

PARTIES AND EVENTS
You may not hold parties or events at the property or on the grounds of The Briars. Hen and Stag parties are explicitly prohibited.
​
QUIET TIMES
Please respect our neighbours at all times and observe quiet between 9 pm and 9 am.
​
CCTV
The property, car space and communal areas are continuously monitored by CCTV.
​
DAMAGE AND BREAKAGE
Please take care of Briars Hut and its contents and notify us immediately if anything is damaged, breaks or is adversely affected. We accept minor wear and tear, but any rectification of significant damage caused by you or your party, or replacement of contents deemed necessary will be charged to you.

MISSING INVENTORY
We reserve the right to charge for missing items identified after your stay.
​
ARRIVAL AND DEPARTURE
Check-in is after 3 pm on the day of arrival. Check out is before 11 am on the morning of departure. We may be able to accommodate alternative times, but these must be agreed upon in writing before check-in.

KEYS
You will have full access to Briars Hut and its grounds throughout your stay using the key made available to you when you arrive. You accept full responsibility for the key during your stay, and accept that lost keys will be charged at £30.00 each, plus any costs incurred if any additional remedial work is required, such as replacing locks.

Wi-Fi
By using our Wi-Fi service you agree to our WiFi Policy in force during your stay.

PETS
You may bring one pet dog with you to stay at Briars Hut. We do make an additional charge and by bringing your dog, you agree to provide your own clean dog bed and not allow your dog onto any furniture or damage any furnishings. Please remember to bring dog poop bags. Additional charges will be levied for any damage caused or major cleaning required. Unfortunately, we do not accept other pets.

CAR PARKING
Car parking space is available on site for your exclusive use. The car space may not be used by anyone not staying at the property unless agreed in writing before check-in.

OUR LIABILITY
We accept no liability for any loss, damage or injury to you, any member of your party, vehicle or possessions.
​
SMOKING
Smoking (including vaping), is strictly prohibited inside the hut. Offending guests will be required to leave immediately, their stay will be terminated and they will become liable for the costs of professional cleaning. No refunds will be made for such termination. Smoking is acceptable outside of the hut. Please ensure that you do not litter the grounds with cigarette ends.

TERMINATION POLICY
We reserve the right, at our discretion, to terminate, without notice, your use of Briars Hut because of unacceptable behaviour or actions that are contrary to our Terms and Conditions or house rules, or are likely to endanger or offend others. In such circumstances, no refunds will be made.
OVERLOOKED BELONGINGS
On request, we will return personal items that have been inadvertently left at the property following departure. Items will be kept for 14 days. There is a minimum charge of £10 to cover postage and packaging. We accept no liability for overlooked belongings or their safety during transit.

We reserve the right to amend these terms and conditions at any time.
You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.

We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you.
If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.

This agreement is governed by the laws of England and the parties hereto submit to the non-exclusive jurisdiction of the English courts.
